Welcome to Invest Aidvisor, an intelligent real estate analysis and co-investment platform designed to help investors analyse, compare and participate in real estate opportunities, primarily located in Dubai.

By creating an account, using any service, or continuing to browse, you agree to these Terms of Use and Privacy Policy, which together form a legally binding agreement between you and MELL Invest LLC.

Platform note: Payment processing depends on where the purchase is made. Purchases within the iOS app are processed by Apple via In‑App Purchase. Purchases on Android or on our website are processed by Stripe. Invest Aidvisor does not store card numbers or payment details.

Account Balance and Credit Activation

The user’s account or wallet balance is credited only once the result of the property analysis is successfully displayed within the application. If, for any technical reason, the analysis process fails or no result is generated, no credit will be added to the user’s account.

Opening a chat session with an Aidvisor requires a deduction of 10 credits from the user’s account balance. The deduction is applied automatically at the start of the session, regardless of its duration or outcome. If the chat is interrupted or the user closes it voluntarily, the credit deduction remains applicable as the connection and allocation process have already been initiated. Credits are non-refundable once the session has started, in accordance with the platform’s digital-service policy.

When a user subscribes to a new plan while an active subscription is still running, the new plan automatically replaces the previous one — even if the new plan is of a lower tier. No refund, credit conversion, or compensation will be provided. However, the user’s balance remains cumulative across payments. For iOS: plan changes follow Apple’s subscription rules; the effective date and any proration are controlled by Apple. We do not issue refunds for changes processed by Apple.

Refund and Withdrawal Policy

iOS (App Store): For purchases made in the iOS app, Apple is the merchant of record. Refunds, cancellations, billing issues, trials, and renewals are managed by Apple under its policies and applicable law. Please submit requests at https://reportaproblem.apple.com. The statements in this policy do not limit your rights under Apple’s policies.

Android & Web (Stripe): By purchasing a subscription or credit package via Stripe (Android or Web), the user acknowledges and agrees that Invest Aidvisor provides access to digital services that may be executed immediately upon payment. Therefore, once an analysis has started or a subscription has been activated, the service is considered fully delivered, and no refund will be issued.

Cooling‑off (Android & Web only): Users who have not yet used the service are entitled to request a refund within 14 calendar days of purchase, in accordance with applicable consumer protection laws. Requests must be submitted through the in‑app contact form.

9. Co-Investment Participation

Participation deducts 4 credits from user balance, anonymizes contact (+971••••1234), and ensures secure communication spaces.

Role of Invest Aidvisor in Co-Investment

Invest Aidvisor does not act as a financial intermediary, investment manager, or agent for the transfer of funds between users.

The platform’s sole purpose is to facilitate initial contact between investors who declare an intention to co-invest in a property listed on the platform.

Any subsequent discussion, negotiation, or agreement — including financial arrangements, due diligence, or partnership setup — takes place outside the application, directly between the users involved, under their full responsibility.

Invest Aidvisor bears no responsibility for the execution, outcome, or management of any such external agreements.

Invest Aidvisor provides information only; no financial advice or guarantees. Users are solely responsible for their decisions.

Fictional Aidvisors and Signatures

Some analytical reports generated by the platform may include fictional “Aidvisors” or experts (e.g., Liam Carter – Junior Aidvisor, Sophie Bennet – Expert Aidvisor, Richard Donovan – Senior Aidvisor) whose names and roles are entirely virtual and created for illustrative and analytical purposes. These characters do not represent real individuals, and any resemblance to actual persons, living or deceased, is purely coincidental. Their inclusion aims solely to enrich the interpretative or educational value of the analysis, without implying real identity, certification, or human intervention.

17. Termination and Account Deletion

Users may delete accounts anytime. MELL Invest LLC reserves the right to suspend or delete violating accounts.

Account Deletion Procedure

Users may permanently delete their account at any time through the application settings by selecting the red “Delete Account” option. Once the action is confirmed, the deletion process is executed immediately and cannot be reversed.

Upon confirmation, the user’s encrypted phone number — which serves as the unique identifier linking the local account to the server — is permanently modified. This operation ensures that no technical or data connection remains between the user’s device and the platform’s database, thereby fully dissolving the client-server relationship.

Following deletion, the account becomes technically irretrievable. All personal identifiers are either erased or rendered anonymous, and any associated authentication tokens are invalidated. Only aggregated or non-personal analytical data may be retained for legitimate statistical, operational, or security purposes.

Users who wish to receive written confirmation of account deletion may contact the Data Controller via the in-app “Feedback & Privacy” form.

Terms may be updated periodically; continued use implies acceptance.

19. Governing Law and Jurisdiction

These Terms are governed by the laws of the jurisdiction of MELL Invest LLC registration.
